Do I need my attic air sealed before adding insulation?

Attic air sealing in Pueblo means closing the holes in your attic floor around wires, pipes, flues, light fixtures and the hatch, so warm air stops leaking up and drafts stop coming down. In an attic that already has vents, it comes before any new insulation, because insulation slows heat but does nothing to stop moving air.

Most people call us because the upstairs is drafty, the room over the garage never matches the rest of the house, or the power bill keeps climbing even after somebody added insulation. That last one is the tell, since insulation over open gaps just has warm air blowing through it all winter. The price mostly follows how many openings your attic floor has and how much old insulation is lying on top of them, and the schedule turns on whether anything up there has to be fixed first. If the old stuff is soaked or full of droppings from a mouse that overstayed its welcome, insulation removal comes before sealing, because clean work on top of a mess keeps the mess. We look at your attic before we put a price on anything.

How we handle attic air sealing

We start by pulling back the insulation along the attic floor so we can see the holes, since most of them have been buried for years. Then we seal around wires, pipes and the hatch, using sealant for small cracks, one-part foam for bigger gaps and rigid blocking, cut board fitted over the opening, where a hole is too big for either. Around furnace and water heater flues we use materials made for heat and keep wood and insulation back from the pipe. We check every can light before any insulation covers it, because some can't be buried and need a cover first. The hatch gets weatherstripping and a latch that pulls it snug. We leave the soffit and ridge vents alone because they're supposed to breathe, and we keep insulation from piling into the eaves for the same reason.

Sealing is usually half the job. Once the floor is tight, most attics need more on top, and in an older house that's retrofit insulation, adding to what's there without tearing anything apart. If your ductwork runs through the attic, I'll talk with you about spray foam insulation at the roofline instead, because foam seals and insulates in one go and puts the ducts on the warm side. Foam costs more, though, so for most houses I'd seal the gaps and top up with blown-in insulation, loose fill we blow in through a hose.

Attic air sealing in Pueblo: permits and the houses we see

In Pueblo, building permits come from the Southern Colorado Building Department, and the department asks owners to check whether a permit is required before any work starts. Whether a sealing job on its own needs one isn't something I'll guess at. Pueblo County now handles building department questions in unincorporated areas, including Pueblo West and Colorado City, and the Colorado Springs side uses its own office. Before we start, we find out which office covers your address and whether your job needs a permit, and if it does, we pull it and line up the inspection. If you'd planned to pull it yourself, the department's posted guidance only allows homeowner permits on an owner-occupied single-family house, so a rental or a duplex doesn't qualify.

Most of the attics we open here belong to older houses that have been topped up a time or two, so the gaps sit under several layers and the can lights went in long before anyone thought about covers. Gas furnaces and water heaters with flues running up through the attic are common too. We find the same mix on jobs in Colorado Springs and do the work the same way there.

Why call us for attic sealing

  • I look at your attic myself

I come out for the estimate, and our install crew does the work with me on site for most of it. The person who priced your attic is the one watching the gaps get sealed.

  • Sealing first in Pueblo since 2017

I started this business in Pueblo in 2017, and sealing a house before we insulate it is what we're best known for. Nine years of crawling attics on my knees teaches you the gaps that matter hide under the insulation.

  • Licensed and fully insured

We're licensed and fully insured. Ask about it at the estimate, because that's the right time to ask any crew, before anyone climbs through your hatch.

  • Plain answers about your attic

If I find soaked insulation, a roof leak or a fan blowing into the attic, I'll tell you, and I'd rather say a job should wait than seal over a problem. Then you decide what happens next.

Frequently asked questions

How do I know if my attic needs air sealing?

Drafts and uneven temperatures upstairs are the usual giveaway, especially when the attic already has plenty of insulation and the rooms below still won't hold heat. Up in the attic, dark streaks on the insulation over a wire hole or a light fixture show where house air has been pushing through for years.

What is the best way to air seal an older attic, DIY or a contractor?

You can handle the obvious leaks yourself, like gaps around door frames, ducts and fans. The small, hard to find leaks in an existing attic usually sit under layers of insulation, and that's where a crew earns its keep. If you've already got a few inches of insulation up there, that's usually when it pays to have us do it.

What needs to be fixed in my attic before air sealing?

Anything that makes the attic unsafe or wet gets handled before we seal it up. Federal guidance puts the sealing on hold for active knob and tube wiring, which is old wiring run on porcelain knobs, vermiculite insulation, bathroom fans venting into the attic, a leaking roof, and an unvented kerosene heater or gas fireplace. If I spot one at the estimate, I'll tell you plainly and we'll plan the order of work around the fix.

Is my gas furnace safe after the attic is air sealed?

Yes, as long as it vents properly, and that's worth confirming, because a tighter house can let carbon monoxide build up when gas appliances don't vent the way they should. ENERGY STAR advises having a heating and cooling technician check the venting on your furnace, water heater and dryer, so plan that check as part of the project.

How much does attic air sealing cost in Pueblo?

We price attic air sealing after I've seen your attic, because no two have the same number of holes. The cost goes up when old insulation has to come out first, when can lights need covers or when the attic is low and tight to crawl through. If you're adding insulation too, doing it on the same visit saves pulling things apart twice.

Do we have to leave the house during attic air sealing?

Usually not, for sealing alone. The caulk, can foam and blocking go in a little at a time up in the attic, so most families stay home and just keep kids and pets out of the room under the hatch. A full spray foam job is different and comes with a re-entry time, the wait before you come back inside, and we'd go over that at the estimate.

  • Retrofit insulation

For a house that's sealed up but still thin on insulation, and you want more without opening walls or ceilings.

  • Spray foam insulation

For ducts in the attic or a room over the garage that won't stay comfortable, where one layer that seals and insulates at once is worth the higher price.
