Do I need a vapor barrier in my crawl space?

Vapor barrier installation in Pueblo means covering your crawl space floor with a plastic sheet that lets very little ground moisture through. We also run that sheet up the walls, piers and footings, so the dirt under your house isn't breathing damp air into it.

Most calls start with cold floors over the crawl space, a damp or musty smell, or a look under the house that turned up bare dirt or an old sheet torn to ribbons. The price depends on how big the crawl space is and how much room there is to move down there. It also depends on whether old insulation and an old sheet need insulation removal first, and whether you keep the vents open or seal the space, since sealing means more taping and closing up. The schedule depends on any water that has to be fixed first and on whether your address needs a permit. We look at the space before we put a price on anything, so the estimate is for your crawl space and not a guess.

How we do a vapor barrier installation

First we pull out what shouldn't stay, like old insulation hanging from the floor or a torn old sheet. Then we rake the dirt smooth and pick out the sharp stones that would poke through new plastic. Next we lay the sheet over as close to the whole floor as the space lets us, and we run it up the walls, piers and footings instead of stopping at the dirt, because the edges are where ground moisture gets around a sheet. If your crawl space is staying vented, that's a ground cover, and we'll call it a ground cover instead of selling it as more. If you're sealing it, we tape the seams, seal around pipes and piers, and close the vents once the equipment check is done.

A cold floor usually has help from the top of the house, because warm air leaking out up there pulls air up from below. That's why attic air sealing often belongs on the same list. If the walls or attic are thin too, retrofit insulation adds to what's already there without opening the house up. If you plan to insulate the crawl space walls, we keep plastic sheeting off the inside face of fiberglass there, because federal guidance warns it can trap moisture in the wall.

Vapor barrier installation in Pueblo: permits and what we find

Which office handles building permits depends on where your house sits. Inside Pueblo, permits come from the Southern Colorado Building Department. Pueblo County handles the unincorporated areas, including Pueblo West. Whether a crawl space barrier needs a permit is a question for that office. So before we start, we find out which office covers your address and check. If the job needs a permit, we pull it and line up the inspection.

Under older houses here we usually find bare dirt or a thin sheet that every plumber since has torn through. Sometimes there's a mouse who stopped paying rent a while ago. We're based in Pueblo and do the same work in Colorado Springs and plenty of the cities around them, and the first job down there is usually cleaning up before anything new goes in.

Why call us for vapor barriers

  • The owner crawls in first

I come out to look at the job myself, and our install crew does the work with me on site for most of it. The person who looked at your crawl space is usually the one down there checking the seams.

  • We tell you what's down there

We're known for telling people plainly what we find, mice included. If your crawl space needs a water fix or another job first, I'll say so rather than lay plastic over the problem.

  • Doing this in Pueblo since 2017

I started this business in Pueblo in 2017 after teaching myself from books and maker guides. I learned the rest on my knees in crawl spaces, which is a slow way to learn and a hard way to forget.

  • Licensed and fully insured crew

We're licensed and fully insured. That matters when a crew is working under the floor of the house you live in.

Frequently asked questions

Should my crawl space stay vented or be sealed?

If ducts or a furnace live in your crawl space, sealing it usually makes more sense. If it's just dirt and pipes, a ground cover with the vents left open is often enough. Federal guidance tapes the seams and seals the openings only in an unvented crawl space, so this choice sets how much work the job includes. I'll tell you which way I'd go after seeing it, and you decide.

How do I get my crawl space ready for a vapor barrier?

Get any standing water fixed and clear out whatever's stored down there. One federal guide says standing water has to be removed and its source found and repaired before the sheet goes in, so the crawl space stays dry once it's covered. If the fix needs another trade, we'll tell you before we put you on the schedule.

How do I know if it's safe to close my crawl space vents?

You confirm that nothing in the house needs outside air from those vents before they're closed. Federal guidance has the installer check that the mechanical systems don't draw makeup air, meaning outside air some equipment pulls in, through those vents. We check what's running in and near the crawl space at the estimate, and the vents stay open until that question is answered.

What thickness of plastic should a crawl space vapor barrier be?

For a sealed crawl space, one federal guide calls for a 10-mil sheet or a cross-laminated, puncture-resistant 6-mil poly sheet over the entire floor. A tougher sheet holds up better to knees, stones and the next plumber, and that matters because every hole lets ground moisture back through.

Will a vapor barrier fix radon in my Pueblo home?

No, not on its own, and we won't sell it as radon work. Colorado soils tend to carry high radon, and most counties average above the level where the EPA recommends mitigation. Sealing foundation cracks is recommended along with mitigation, but sealing by itself hasn't been shown to lower radon much, so if you're worried, get the house tested and plan mitigation as its own job.

How much does a crawl space vapor barrier cost in Pueblo?

We give you a price after a free look at your crawl space, because size, access and what's already down there decide most of it. A vented ground cover is the smaller job, and sealing the space or pulling out old insulation adds to it. Call (719) 601-8052 and we'll set a time to come out.

  • Attic air sealing

Worth a look if upstairs runs hot in summer and drafty in winter, since the leaks up top often outnumber the ones below.

  • Retrofit insulation

For an older house where the crawl space was only part of the cold and the walls or attic are running thin.
