Should my old attic insulation come out?

At Precision Pueblo Spray Foam Insulation, insulation removal in Pueblo, CO means clearing out old attic insulation that's wet, moldy, burnt or full of mice, so the attic is bare and whatever was hiding under it can be fixed before new insulation goes in.

Most people call because something's off. The upstairs stays hot no matter what the thermostat says, there's a stain on the ceiling from an old roof leak, or there's a smell up there that turns out to be a mouse that overstayed. Laying fresh insulation on top of that keeps the problem, so the old stuff comes out first. The price moves with the attic's size and the type, amount and condition of what's in it. The schedule turns on the same things, plus whether mice are still living there and whether the material has to be checked for asbestos. You get your own figure after I've seen the attic, and the job usually ends with attic air sealing, because a bare attic is the easiest time to do it.

How our insulation removal works

I start by looking at what's up there, because if it looks like vermiculite, that job goes to an abatement contractor, not us. For everything else, our crew lays down protection from the door to the attic hatch, pulls the old insulation out and bags it, and cleans the attic floor down to the framing. Once it's bare, we do the part removal is really for and air seal, closing the gaps around can lights, pipes, wires and the hatch that the old insulation was hiding. We also clear the eave vents, because a buried vent stops the attic from breathing and moisture ends up in the framing. Then you decide what goes back in.

Removal often turns up work somewhere else. The mice and moisture that ruined the attic sometimes did the same under the floor, so we'll look at crawl space insulation while we're there. If rooms stay cold after the attic's done, wall insulation is usually the next question.

Insulation removal in Pueblo: permits and what we find

Who handles permits depends on which side of the city line your house sits. Inside Pueblo city limits and Boone, the Southern Colorado Building Department issues building permits. Outside them, it's the Pueblo County Building Division, and the Colorado Springs side has its own office again. Whether a tear-out by itself needs a permit isn't something I'll guess at, so before we start we find out which office covers your address. If the job needs a permit, we pull it and line up the inspection.

Around Pueblo we see a lot of old insulation that's been settling for decades, flattened in the middle and thin at the edges where the roof comes down, and plenty of attics where mice moved in for the winter and never left. We get the same calls in Pueblo West and Fountain, and the order doesn't change: clear it, seal it, then insulate.

Why call us for removal

  • I come out to see it

I look at the attic myself before we price it, and I'm on site for most of the work our install crew does. The person who climbed up there is the one answering your questions.

  • Licensed and fully insured

That covers every attic we climb into. It matters on a tear-out, where old insulation hides wiring, nails and whatever the mice left behind.

  • In business since 2017

I taught myself the trade from books and maker guides, then learned the rest on my knees in attics and crawl spaces from Pueblo to the Springs side. That's where you learn what goes wrong when new insulation goes over a mess.

Frequently asked questions

How can I tell if my attic has vermiculite insulation?

Vermiculite is a loose, pebble-like insulation that was poured in rather than rolled out, and it's usually gray-brown or silver-gold. If yours looks like that, don't dig through it to check, and tell us when you call so nobody stirs it up.

Can I leave vermiculite insulation in my attic?

Yes. The EPA recommends leaving vermiculite undisturbed, because disturbing it can release asbestos fibers you may breathe in. If you decide it has to come out anyway, the EPA says a trained, accredited asbestos abatement contractor should do it, separate from whoever assessed the insulation. It also notes that any disturbance, even from someone doing other work in the attic, can carry fibers into the rest of the house.

How much does insulation removal cost in Pueblo?

Across the US, taking old insulation out of an attic usually runs about $1,600 to $3,600 per job. That's the national market for ordinary removal, not asbestos work and not our quote. Where yours lands turns on the attic's size and what shape the old stuff is in, and you get our number after I've been up there.

How long does attic insulation removal take?

A national cost guide puts it anywhere from 4 hours to 2 days or more, depending on the attic's size and how complex the job is. A low roof or a packed attic stretches it, and I'll give you our timing once I've seen yours.

What is the best way to clean out insulation full of mouse droppings?

Get rid of the mice first by trapping until there's no sign of them, then wait about 5 days before the attic gets cleaned. After that wait, we pull the fouled insulation and seal the gaps they came in through, because a clean attic with the same hole is just a vacancy sign.

Do I need an asbestos test before removing attic insulation in Colorado?

Not for fiberglass, which Colorado's asbestos rules generally exclude. Other suspect insulation has to be sampled and shown to be free of asbestos or handled as if it has it, and under the state's process that starts with hiring an inspector, who samples the material and gives the owner a report. If what's up there isn't plainly fiberglass, we hold off until that's settled.

  • Crawl space insulation

If your floors are cold or mice found the attic, the space under the house is often next on their list.

  • Wall insulation

Rooms that stay drafty after the attic is sorted usually point to empty or settled walls.
