Does my Pueblo crawl space need a vapor barrier?

A crawl space vapor barrier is a heavy plastic sheet laid over the entire dirt floor under your house, and in Pueblo we put one down to help cut the ground moisture and soil gas that come up from below.

Most people call us about a musty smell, damp-looking wood, or a home inspection that flagged the bare dirt down there. The price turns mostly on how big the crawl space is, whether there's water to fix first, how much rock and junk has to come out, and whether you want a sheet in a vented crawl space or a fully sealed one. The schedule turns on the same things, because any water repair has to be done before plastic goes down, plus a permit if your address and the job call for one. We look at the space before we put a price on anything, so your own number comes from that visit.

How we put down a crawl space vapor barrier

We start by looking over the whole crawl space, because what's down there decides the order of the work. Standing water gets found and fixed at its source before any plastic goes down, or the sheet just hides the problem until the smell comes back. Then our crew clears out the sharp rock, old boards and whatever the last owner, or the last mouse, left behind, so the sheet doesn't tear the first time somebody crawls across it. We lay the sheet over the whole floor, overlap the seams and run it to the walls and around the posts that hold the house up. The bigger choice is vented or sealed, and a sealed crawl space costs more and takes more steps, so on most houses we'd rather get the water and the sheet right first and seal up only when the house gives a reason, like ductwork running down there.

Moisture doesn't stop at the crawl space. If a wall or another part of the house needs a moisture layer too, that's vapor barrier installation, and we can look at both on one visit. Air tends to rise through a house and leak out the top, pulling crawl space air up behind it, so attic air sealing is often the other half of the fix.

Crawl space vapor barrier work in Pueblo and nearby

Who handles permits depends on where your house sits, because Pueblo, the county and the Colorado Springs side don't all use the same building office. In Pueblo, the Southern Colorado Building Department issues building permits, and Pueblo County handles that work in unincorporated areas such as Pueblo West. Whether a vapor barrier job needs a permit isn't something we guess at, so before we start we check with the office that covers your address, and if the job needs one, we pull it and line up the inspection.

Under a lot of Pueblo houses we find bare dirt, rocky fill and old plastic that tore years ago, and the dry air up top fools people into thinking nothing's wet below. We see the same rocky ground on jobs in Pueblo West and Fountain, and we handle it the same way, rock out first and sheet down second.

Why call us for a vapor barrier

  • I come out and look myself

I come out to look at your crawl space before anyone puts a price on it, and I'm on site for most of the install while our crew does the work. The person who saw your water and your rock is the same one checking that the sheet went down right.

  • In business since 2017

I taught myself the trade from books and maker guides and learned the rest on my knees in crawl spaces, which is a good way to remember a lesson. That's how we know what usually gets missed under a house.

  • Licensed, insured and glad you asked

Pueblo County makes it unlawful to do construction work in the county without the appropriate license or registration, so it's fair to ask anyone you call about theirs. We're licensed and fully insured, and we'd rather you ask than assume.

Frequently asked questions

How much does crawl space encapsulation cost in Colorado?

Crawl space encapsulation with a vapor barrier and a dehumidifier usually costs about $5,500 to $9,500 per job in Colorado. That's what the work typically runs across the state, not our price, and a plain sheet in a vented crawl space is a smaller job than full encapsulation. Your own figure comes after we've been under the house.

How thick should a crawl space vapor barrier be?

The Department of Energy's current guidance sets 6 mil as the minimum, and an older DOE guide calls for 10 mil or a puncture-resistant 6 mil sheet. A thin sheet tears easily once people crawl over it, so check the thickness on each quote against both.

Does a vapor barrier help with radon in Pueblo?

It can help, because a well-installed sheet over the whole floor helps cut down the soil gases coming up from the ground, radon among them. Pueblo County public health reports that about half of Colorado homes have radon above the EPA's recommended action level of 4 picocuries per liter, so it's a fair question here. The sheet helps, but we won't promise you a reading.

Should I close my crawl space vents when I put in a vapor barrier?

Not by themselves. The older DOE guide warns that just sealing the vents can raise moisture, and it can be deadly if a furnace or water heater that burns fuel and vents naturally sits in the crawl space. The newer guidance also has the sheet's seams and every pipe or post through it sealed with a durable, matching sealant in a sealed crawl space, so we look at the whole space, equipment included, before any vent gets closed.

What is the best way to lay a vapor barrier in a crawl space?

Cover the whole floor, 100% of it or as close as is reasonably possible, because every gap is a spot where ground moisture gets through. The older DOE guide also has the ground graded toward a low-point drain before the sheet goes down. When you compare contractors, ask whether their sheet reaches the walls and goes around every post.

How do I know if my crawl space needs a vapor barrier?

If the floor down there is bare dirt, or old plastic that's torn, bunched up or missing in spots, it needs one. A musty smell in the house or damp-looking wood under the floor are other common clues. Tell us what you've noticed when you call (719) 601-8052, and I'll check it when I come out.

  • Vapor barrier installation

When moisture is getting into walls or rooms above the crawl space, a vapor barrier in those spots keeps it from soaking into the framing.

  • Attic air sealing

Closing the gaps at the top of the house slows the draft that pulls damp crawl space air up through your rooms.
